Burleigh Heads

It is easy to see why Burleigh Heads is world famous for its beautiful surf beaches, rainforest National Park headland, village shopping precinct and restaurants.   Located ten minutes south of Surfers Paradise and ten minutes north of Coolangatta International Airport, Burleigh Heads places you in the centre of the famous Gold Coast lifestyle.

Real estate prices can vary considerably depending on where in Burleigh Heads the property is located.  Due to the lack of beachside land available, Burleigh Heads non-beachside homes can command high prices.

Beachside homes on The Esplanade, Burleigh Heads are mostly made up of  apartment living.  Within the last few years the remaining original beach cottages have been demolished to make way for several new developments incorporating luxury apartments and large sky homes.  Prices for a luxury sky home can be as much as $3,000,000, although you can still secure a two or three bedroom apartment on The Esplanade for $450,000+.

Freestanding homes are few and far between on the beachside of the Gold Coast Hwy in Burleigh Heads.  If you would like a freestanding home beachside you will have to look towards the Burleigh headland to find one.  Prices beachside for a cottage generally start at $600,000 for properties fronting the Gold Coast Hwy and $800,000+ in Hayle and surrounding streets.

Behind James Street you will find some of Burleigh Heads premier real estate known as Burleigh Hill, prices here range from $300,000+ for an original one or two bedroom apartment and $1,500,000+ for a modern beach home.  Burleigh Hill offers amazing views of the Gold Coast beaches and city skyline from most properties, you will be one of the lucky few if you are able to secure real estate here.

Heading south from Burleigh Heads Shopping precinct, along the Gold Coast Hwy you will find the only ocean access waterfront properties that Burleigh Heads has to offer, a unique pocket known as Koala Park which is bordered by Tallebudgera Creek, real estate in Burleigh Heads Koala Park starts from $550,000+ for a free standing home on a dry a dry block and $750,000+ for a waterfront property.  The waterfront properties are limited and are not widely known, even some locals are yet to learn of these. Units and apartments in Koala Park start from as little as $250,000 for an original 2 bedroom.  Buying a home in Burleigh Heads, Koala Park could represent good value for future capital growth.

Positioned on the northern boundary of Burleigh Heads there are a dozen or so streets which run off the Lower Gold Coast Hwy.  Properties in these streets have become very popular as they are located very close to the beach and a flat walk to James St shopping village.  Homes here start from $550,000+ for an original cottage or $800,000+ for a newer larger home on good size block.  This location is popular with families as the land size is bigger than beachside or on Burleigh Hill.
